Superintendent will supervise construction job sites, providing leadership to field staff, and ensure successful completion of all trade work.  He/she will also work with the Project Manager to ensure timely and quality completion of the project.  Applicant should specialize in commercial general contracting with experience in design-build solutions for office/retail centers, corporate fit-outs, ground up projects, and major renovations.

Job Requirements

Qualifications:

  • 7 -10 years’ experience as a Construction Superintendent.  Must have a commercial construction experience, ground up construction preferred
  • Bachelor’s degree a plus, but not required
  • Must have experience with Microsoft, full computer literacy, Sage 100 a plus.
  • Working knowledge of ground up construction; civil and vertical
  • Experience in a high volume  turnaround

Responsibilities include:

  • Support the Preconstruction process including assisting with developing detailed schedules and scope of work proposals
  • Develop a project site logistics plan
  • Maintain a thorough understanding of contract documents
  • Review and understand martial budgets and negotiate change orders
  • Review and understand equipment budgets and negotiate rental rates
  • Monitor project costs and identify areas for improvement
  • Providing leadership in quality process and safety and accident prevention programs
  • Document daily construction activates including pictures of job sites and work in progress
  • Chair weekly subcontractor coordination meetings
  • Issue and maintain short term schedules
  • Verify that drawings are kept current
  • Subcontractor management
  • Supervise completion of all punch list for turnover
  • Assist in project close out
  • Must adhere to our “team” concept and be willing to preform additional tasks as needed for successful completions of projects.
  • Establishing and maintaining all dimensional controls for the project to include the use of third party survey and layout personnel when appropriate
  • Verifying that all work is installed in a workmanlike manner (i.e. in compliance of plans and specs)
  • Manage and look-ahead no less than two weeks to proactively identifying issues that could lead to problems and facilitate solutions
  • Ensuring all aspects of the project are compliant with all contract terms and legal requirements that govern the project and the community in which the project(s) takes place
  • Meeting with client representatives on a regular basis to discuss the status of projects, to proactively identify and resolve problems and to assure that the client is kept knowledgeable about the status of the work
  • Managing self-performed activities to ensure that work is being performed within the established project budget
  • Administering contracts, subcontracts, purchase orders and other agreements to ensure that the scope, terms and conditions are consistently and proactively being met
  • Managing the punch list and project closeout process to assure timely completion
  • Maintaining daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence
  • A demonstrated understanding of construction means and methods associated with the renovation and construction of commercial institutional buildings and site work
  • Understands the sequencing of work and the strategy of creating effective project schedules
  • Understands project control and change order management
  • Is proactive, plans well and addresses problems promptly
  • Works to meet or beat schedules and is driven to bring closure to avoid long punch lists
  • Is proactive, looks for problems that could impede progress and takes responsibility for solving them
  • Has the ability to build effective teams, to inspire others to their best, and to coach and mentor
  • Is aggressive, however fair and reasonable in all business dealings involving clients, subcontractors and co-workers (understands win-win contracting)
  • Has the ability to confront difficult situations in a positive manner and manages them to a successful conclusion
  • Is organized and produces a paper trail that can be easily understood by a third party
